Smith learns how the Lincoln Property Company is helping the citizens of Los Angeles commute less and live more. In 1965, when chairman Mack Pogue formed the Lincoln Property Company, he planned to develop and manage high-end residential real estate, but demand for the real estate companyÔÇÖs expertise soon shifted to include office, retail and industrial properties. ┬áLPC now employs over 4,400 people globally in over 40 residential and commercial real estate markets. LPCÔÇÖs cumulative development volume currently tops $11.5 billion in commercial properties equating to more than 120 million square feet of commercial space. One of its biggest projects, the Horizon at Playa Vista in Marina Del Rey, California, is designed to help residents of the LA suburb work hardÔǪ and play hard.┬á Horizon at Playa Vista is a 600-acre spread located in the heart of Los AngelesÔÇÖ lower Westside that the Lincoln Property Company purchased from a REIT partnership of Morgan Stanley and Goldman Sachs. Horizon at Playa Vista is easily accessible via an abundance of public transportation options including an internal shuttle, Metro Bus, Culver City Bus Lines, the Big Blue Bus (City of Santa Monica), and will also be a future stop on LAÔÇÖs E-Tram when this is completed. Less than two miles from the Pacific Ocean with direct access to LAX and the 90 and 405 freeways, the property that was once home to Howard HughesÔÇÖ longest aviation runway in the western United States is the now the first new community to be built in the west side of Los Angeles in better than 50 years.┬áWhen completed, the new 15-acre creative-style office campus hopes to help LEED the Playa Vista community into a bright new future. As a member of the US Green Building Council (USGBC), Lincoln Property Company is building the Playa Vista offices according to Leadership in Energy and Environmental Design (LEED) standards. Phase one of three, currently under construction, will be the new 950,000-square-foot home of Fox International Media Headquarters, which plans to lease the office space from Lincoln Property Company. Fox looks to the Horizon at Playa Vista office space to house its MySpace, Fox Sports Interactive, and Rotten Tomatoes units.Phases two and three, financed by Bank of America, will capstone the Playa Vista project.┬á By providing an additional 293,072 square feet of office space to other potential suitors in the entertainment industry, Lincoln Property Company hopes to win new tenants who wish to shift operations away from high-rent, congested areas located in Santa Monica (only a few miles south of the Playa Vista location) and opt for the more modern work-live-play concept found at Playa Vista.The Horizon at Playa Vista project aims to be a culmination of 21st-century technology paired with contemporary ideals relating to living and work space. All five of Lincoln Property CompanyÔÇÖs buildings at Playa Vista are fitted with state-of-the-art workplace technology with broadband access throughout the office campus.┬á There is also an abundance of open space with clear views of the Westchester Bluffs, pedestrian pathways and open courtyard spaces where employees can soak in some of LAÔÇÖs natural sunlight during lunch hour. In addition to the strategically located courtyard open spaces, part of the live-work-play environment includes more than 750 acres of parks and open space, retail outlets, and a plethora of other residential offerings like a public library, post office, fire station, bank, and plenty of underground parking for residents of the community.┬á┬á┬á┬á┬á┬á┬á Horizon at Playa Vista complements the modern live, work, shop, and play community exceptionally well and expects to provide an estimated 3,500 to 4,000 new jobs. Future employees have the option to either live in the community or commute to the Horizon offices via public transportation. If they do choose to become residents of Playa Vista, they can expect to give up hectic LA commutes for a community that is designed for everything to be within walking distance.
